Before you sign a reservation, we look at the apartment and the paperwork through an agent's eyes. You negotiate yourself; we tell you what you're buying and what it's worth.
If the purchase falls through, we'll check the next apartment for 250 €.

How VIP representation works
We go through your requirements, budget and financing. We agree on the scope and price of the service. Only then do you decide.
We don't wait for listings. We approach owners in your target locations, colleagues and our database. Every week you get an overview of what we found and why we do (or don't) recommend it.
For every serious option you get a valuation: market price, comparable sales, condition of the building and apartment. We go to viewings with you, as many times as it takes.
We negotiate the price and terms. We check the title deed, the reservation and purchase agreements, the building manager and any debts. You sign only when everything is clean.
Land registry filing, mortgage drawdown, handover protocol, utility transfers. We're with you until the keys are in your hand.

Over twelve years we've walked through hundreds of apartments and houses in Bratislava and its surroundings. We know how prices are formed, what's worth asking at a viewing and which details decide whether you'll still be happy in five years. Now we put that experience on the buyer's side.

With BASIC, nobody – it's free. With AUDIT and VIP, you do, which is exactly why we work only for you. AUDIT costs 450 € one-off, VIP from 1 950 € depending on the property's price band. No deposits; VIP is paid only when you buy.
AUDIT is for people who've already found an apartment: one viewing with an agent, value analysis, document and contract check. You negotiate yourself. VIP is full representation: we search, go with you to unlimited viewings, negotiate and see the purchase through to the keys.
Because we've seen hundreds of apartments. We know what things are worth, which defects don't show at a first viewing and what will cost you money in two years. More experienced eyes mean more certainty. When you're spending hundreds of thousands of euros, it makes sense to have someone beside you who has seen hundreds of these apartments and has no reason to hide anything from you.
Yes, we sell beautiful apartments and houses. If one of our own listings suits you, you pay no fee for representation. The quality of service will be one hundred percent, with everything handled transparently and to a high standard, exactly as with VIP.
Yes, at any time before an offer is made on a specific property, with no penalty. We don't ask for deposits.
